If you attended the Birmingham CREW Panel a couple of months ago, then you heard straight from our own horse’s mouth (aka, Southpace principal John Lauriello) that the Avondale area is one that is growing and will soon be unrecognizable compared to its former self.

Southern Living has even called Avondale Birmingham’s Next Great Neighborhood. And if you’ve been in that area lately, you know why.  There are lots of great neighborhood staples popping up including Saw’s Soul Kitchen, a low key hole-in-the-wall barbecue and southern restaurant, and a couple of watering holes like 41st Street Pub and Avondale Brewery. There’s also a market called Freshfully, which offers fresh fruits, vegetables, pastured meats, farm eggs and dairy products from local farmers.

Southpace broker Rich Vanchina, who lives near Avondale, has definitely enjoyed the updates to his neighborhood.

“As an area resident, it has been amazing to watch the transformation of 41st Street from an abandoned corridor, to a wonderful neighborhood destination, in such a short period of time,” said Vanchina.

Southpace Properties is proud to have been involved in this ongoing transformation that’s happening in Avondale. Southpace broker Bob Vines has held a role in completing several transactions within the neighborhood, including the sale of the carwash, which was recently reconstructed as a parking lot for Avondale Brewery and Saw’s Soul Kitchen.

Vines also represented Stevens Garage in a sale to Avondale Village, LLC and there are several restaurants that are looking to put a restaurant/bar in this space including a coffee shop and a Mexican concept. A local food truck group is also looking at opening a space—without wheels—in the booming neighborhood.

“It is great to work in such a dynamic and vibrant neighborhood,” said Vines. “I enjoy knowing that we are creating the newest entertainment and restaurant district in the Birmingham area.

If you’re interested in the opportunity to be a part of this neighborhood revitalization, Southpace brokers Michael Randman and Julie Gieger have a 3,200 SF office/retail space available at Avondale Bricks. Click here to see a virtual of this property.
