Our 2013 Property Management Report

Property ManagementThe past year has been full of exciting changes for Southpace Management, Inc.

The first and most significant change in 2013 was the hiring of Thomas C. Joyce, Jr., CCIM, CPM as Senior Vice President and Director of Property Management. Tommy has more than 20 years of real estate property management and brokerage experience and actually started his real estate career at Southpace in the early 90s. He’s responsible for overseeing the day-to-day operations and strategic growth of the property management division. He’s also directly involved with the management for our institutional clients. Since returning in February, Tommy has been implementing changes within the division to position the company for growth while maintaining the high standards that our clients have come to expect.

Supreme Court Decision Could Affect Real Estate Developer Permits

After a recent decision made by the Supreme Court of the United States, denying or attaching conditions to the issuance of a development permit could be equated to taking.

In the Koontz opinion, the Court held that the government’s demand for property and cash from a developer as a condition for the issuance of land use permits must meet a minimum nexus and proportionality with the prospective burden imposed by the development. This could be very impactful in our industry, and it’s possible that it will affect the permitting stage of real estate developments.

New Technology Makes Property Management More Efficient

In this day and age, there’s not much that is immune from the effects of advancing technology. At Southpace, we think that’s a pretty good thing, especially when it benefits our clients.

To keep our property management process as efficient as possible while our portfolio quickly expands, we have begun using Tracker Systems, a GPS enabled software that tracks our seven technicians and property inspector in the field.
